Building A Production Home

Building a new production home is significantly different than building a custom home. Most home builders will have several completed models for you to tour to get a better feel for the home, but keep in mind the models are heavily upgraded from the advertised sales price. The home builder will have several floor plans and elevations to choose from. This makes the selection process much easier, but you are very limited in what customizations are available. You will be able to select your choice of flooring, cabinets and other interior finishes, but you will not be able to change to room sizes, add windows or make other structural changes. Most builders offer homes for sale at varying stages of completion ranging from completed inventory homes that you can move into immediately to dirt start homes where you select the lot and they build the home for you. When choosing a dirt start, the building process will typically take six to nine months, but you will have more choices upgrades, finishes and design options.

Several production home communities are available to choose from in Castle Rock, Parker and the surrounding area. When visiting a production home community, keep in mind the sales person works for the builder and they are looking out for the builder’s best interest, not yours! Wolfe Realty Group can help you when buying a production home at no charge to you. We will counsel you in areas like resale value and cost saving upgrades you shouldn’t use the builder for. You can complete those upgrades yourself at a significant cost savings after the home is completed. We will be there with you every step of the way as your Buyer’s Agent to insure your interest are being met. When buying a house you should have a professional real estate broker looking out for your best interest during the home building process. When you register with the sales office, be certain to tell them that Wolfe Realty Group is your Buyers Agent. If we can assist you in finding new home community or purchasing a production home, please don’t hesitate to Contact Ben Wolfe.

Larkspur does not offer any production home communities. In Larkspur, numerous vacant lots are available and we can help you choose the best builder for your new custom home.
