    After a 13.5% slide in the the average sale price of Perry Park Area (Perry Park Ranch, Perry Park East, Sage Port, Sterling Pointe) single family homes during the first half of 2009 compared to the first half of 2008, the average sale price of a Perry Park Area single family home dropped by an additional 9% during the first half of 2010.

    A total of 20 Perry Park Area single family homes sold between January 1, 2010 and June 30, 2010 with an average sales price of $449,376 and a median sales price of $425,000 with an average time on market of 107 days. During the same time period in 2009, an additional 1 (21 total) Perry Park Area single family homes sold with a higher average sales price of $495,757 and a significantly higher median sales price of $496,500 and a significantly longer time on market of 315 days. It is encouraging to see homes selling in about one third of the time and the number of homes sold remaining virtually unchanged, but the 9% side in home values is cause for concern.

    A total of 22 Perry Park Area single family homes sold between January 1, 2009 and June 30, 2009 with an average sales price of $517,858 and a median sales price of $496,500 and an average time on market of 316 days. During the same period in 2008, an additional 10 (32 total) Perry Park Area single family homes sold with a higher average sales price of $598,283 and a significantly higher median sales price of $610,000 and a shorter time on market of 187 days. These figures reveal that Larkspur homeowners along with most other areas of the county are feeling the pressure of the slower real estate market.

    The average sale price of Perry Park Area (Perry Park Ranch, Perry Park East, Sage Port, Sterling Pointe) single family homes dropped by 11.53% and the median sales price declined by 6.78% in 2008 compared to 2007.
